Developer Kolter Urban Closes Deal for New Buckhead Condos

Buckhead residents can expect another luxury high-end condo development coming to the area.
Florida-based development manager Kolter Urban, which has already built the Dillon Buckhead and Graydon Buckhead luxury condos, closed on a 3.3-acre site at 102 W. Paces Ferry Road on March 25 for $38 million. The developer will transform the site into Elyse Buckhead, a 20-floor luxury condo.
“What drew us to the site was really a kind of compilation of some of the best things from each of our previous two sites,” Aaron Taulbee, Development Executive at Kolton Urban, told Rough Draft Atlanta, “including the views over the tree canopies in adjacent neighborhoods, walkability to the area’s finest shopping and dining experiences, and the downtown and Buckhead views.”
Elyse will be located next door to the St. Regis, giving residents easy access to the hotel’s restaurants and spa, and across the street from Whole Foods. The condo tower will be within walking distance of Chops Steakhouse, Umi, Delbar, and Buckhead Theatre. The building will house 196 units ranging from 1,200 to 4,000 square feet and one to three bedrooms.
Taulbee says Kolter Urban is currently in the design phase of the project with designer RJTR. They expect to break ground on construction in Q4 of 2025. The company hopes to have the entire project completed and ready for move-in early 2028.
